The pre-application for Phase I of the Railyard project was submitted by Truckee Development Associates, a subsidiary of Holliday Development, on October 2nd. The proposed plan would include a grocery store, movie and performing arts theater, artists and workforce housing, new restaurants and a distillery or brew pub. The balloon track, storage tracks and operations building which were moved in the original plan would remain in their current location. The railroad has agreed to the new plan which would highlight Truckee’s history as a railroad town.
Since the proposed change to the project is substantial, it would require an amendment to the Railyard Master Plan. Further, the planning department must review and comment on the proposed project before a formal application for approval can be submitted. The scale and design of the new buildings are appropriate for the character of Historic Downtown Truckee and would enhance rather than compete with it. The developer has acquired a $4 million grant from the state, but needs an additional $12 million for infrastructure which he believes will be acquired within the next three to six months. His target for commencement of the project is 2015.
