Anyone who enjoys skiing loves the idea of a vacation rental or a home where you can step out your door, click on your skis or snowboard and go. This highly coveted type of property is rare, but you are in luck! There are a few Lake Tahoe and Truckee locations with ski-in-ski-out properties and they are outlined for you here!
Ski-in-ski-out Definitions
- A truly ski-in-ski-out property means that guests can walk out the door, put on their skis, and ski either onto a ski run or ski to a lift as well as ski from the top of a lift back to their door.
- A broader definition, used for many condominium properties, is that the property borders the ski area and guests can either ski from the edge of the property to a lift or a ski run and then ski back to the edge of the property.
- And not ski-in-ski-out in the true sense but still provide quick access to the ski area are those properties located adjacent to a ski area that offer a short shuttle service.
Northstar
Northstar offers the most ski-in-ski-out possibilities. On the mountain there are several new ski-in-ski-out high quality developments known as Northstar Mountainside Properties. These include: Martis 25 for home-sites and new custom homes, Constellation Residences for luxury condominiums, The Ritz-Carlton Residences Lake Tahoe for luxury hotel condominiums, and Home Run, Trailside Loop and Stellar Townhomes for townhome options. In the neighborhoods surrounding the ski area, specifically some of the homes in the Big Springs neighborhood are ski-in-ski-out as well.

Condominiums that offer quick access to the ski area include: Northstar Village, and a few of the older condominiums in the Big Springs and Old Northstar Neighborhood.
Olympic Valley
Olympic Valley has many condominium, hotel, and ski lease options that have quick access to either the base or a chairlift accessing the ski area. There are however, only a few true ski-in-ski-out homes homes in the Granite Chief Neighborhood but they do not come available very often.
Condominiums that offer quick access to the ski area via shuttle, chairlift, or short walk include: Palisades Tahoe Lodge, Village at Squaw Valley and Everline Resort and Spa.
Tahoe Donner
Tahoe Donner has a few homes that border the Tahoe Donner down hill ski area and only come available occasionally. The Ski Bowl Condominiums also offer quick access to the ski area but are not a true ski-in-ski-out property.
Donner Summit
To the south of Interstate 80 on Old Hwy 40 are two ski resorts that have some ski-in-ski-out homes and condominiums:
- Sugar Bowl: Which only has a few homes in and around the ski area that do not come available very often.
- Donner Ski Ranch: There are a few slope side and base area condominiums that come available occasionally.
Homewood
The Homewood Mountain Resort Ski Area Master Plan, that is in the regulatory approval process, when approved, will offer some home-sites that are truly ski-in-ski-out and a base area village with a hotel and mountain side condominiums.
Alpine Meadows
While not a true ski-in-ski-out property, Alpine Peaks Neighborhood located on the backside of Alpine Meadows ski area in Ward Canyon offers 12, first come first serve parking spaces for homeowners to access the Sherwood chair.
South Lake Tahoe
The neighborhood of Heavenly Valley is located at the base of Heavenly ski resort, on the California side, and while not a true ski-in-ski-out, there are several homes within walking distance of the lifts.
The Neighborhood of Kingsbury, located on the Nevada side of the Heavenly ski resort, has several streets with homes that are within walking distance of the lifts.
