This report is for Single Family Home activity in the North Tahoe, Squaw Valley and Truckee area (excluding Donner Summit and Surrounding Area) for September 2107, 9/1/17 through 9/25/17. Source: Tahoe Sierra Multiple Listing Service.
• 77 New Single Family Home Listings. Down 19% from September 2016 (95 Listings).
• 119 Single Family Homes Sold. Down 8% from September 2016 (129 Sold).
• Total Dollar Volume $134,782,650. Down 1% from September 2106 ($136,247,475).
• Median Price of Sold Homes: $629,000. Up 2% from September 2016 ($618,000).
• 462 Single Family Homes Listed. 112 priced under $600,000 (24%).
• 200 Homes priced over $1,000,000 (43%)
• 41 Homes priced under $500,000 (9%).
• Median Listing Price $925,000.
The market in September has been slower than in the first half of this year. Total Units Sold down 8% from September of last year and Dollar Volume down slightly but Median Price is still higher than last year. These are not the figures for the 3rd Quarter, those will be available the middle of October. When they come out I think we will see that, just as in the first half of this year, Total Units Sold and Total Dollar Volume are lower than last year but the Average Sales Price and the Median Prices will both be significantly higher. The market has defiantly shifted up in terms of pricing. We have less listings below $500,000, therefore less sales in that price range, and more listings in the higher price ranges, especially over $1,000,000.
