The Lake Tahoe Truckee region offers many neighborhoods and exclusive communities with unique amenities that range from private beach access, buoys and pier use, private clubs, golf courses etc.
It can be hard to know which neighborhood or region fits into your unique Tahoe Lifestyle, that is why we have created this Lake Tahoe Amenities Guide for you!
Below are several lists based on types of amenities you may be looking for. Many neighborhoods are listed in several sections for ease of searching.

Exclusive Communities
Gray’s Crossing: 18 hole Golf Course with a Club House offering a private club feel with a professional staff, valet service and Dining Terrace.
Lahontan: an 18 hole golf course designed by Tom Weiskoph is accompanied by a world class spa and fitness center, a member-only restaurant and lounge, and a family recreation area.
Martis Camp: a Private 18 hole golf course, Martis Camp Express chair lift which gives them exclusive access to the Northstar at Tahoe Ski Resort; snow shoeing and cross country skiing; their choice of casual dining or fine dining in the Camp Lodge; 20+ miles of hiking and biking trails; swimming, bowling, a soda fountain and movie theater at the Family Barn, and the Beach Shack which has a private beach and amenities on Lake Tahoe’s north shore as well as a private boat for cruising on Lake Tahoe for up to eight people.
Northstar: downhill ski resort, a huge pedestrian village, cross country ski center, an 18-hole golf course, tennis courts, equestrian center, conference center, swimming pool, spa, sauna, weight rooms, shops and restaurants, The Village at Northstar, a part of the Tahoe Mountain Resorts
Old Greenwood: Old Greenwood sports an 18 hole Golf Course, as well as a Restaurant, a Swim Tennis & Fitness Center.
Schaffer’s Mill: 18 hole Golf Course, Clubhouse Village includes a Spa, Sports Shop, The Market (restaurant and café), members-only men’s and women’s Locker rooms, Millworks (workout facility), a resort-style Pool, Peg’s Poolside (cafe) and Schaffer’s Square which hosts many community events.
Beach Access, Pier, Buoy
North Shore
Cedar Flat: Gated lakefront property with a two-level pier and buoy field.
Carnelian Bay: Vista Pines HOA with pier and beach.
Dollar Point: Beach, pier and buoy field.
West Shore
Tahoe Park and Sunnyside: gated Tahoe Park Association Beach with two piers, playground, and picnic area.
Tahoe Pines: Sandy beach with pier.
Skyland: Private pier and beach (also in Tahoe Pines)
Tahoe Swiss Village: Gated lakefront beach area 2 piers and ~ 70 buoys (north part of Homewood).
McKinney Shores: 2 private piers, a buoy field, a private beach, and kayak racks (south side of Homewood along McKinney Dr.)
Chamberlands Beach and Mountain Club (CBMC): All homeowners in Chamberlands are eligible to join CBMC. Membership includes private beach access and seasonal shuttle buses to the beach. Chambers Landing Recreation Association (CLRA): provides access to the pool and tennis courts but not the private beach.
Chambers Landing Home Owners Association (CLHOA): limited to property owners of the condominiums and includes private beach access, buoy access and access to the pool and tennis courts.
Moana Circle: private beach area, pier, and buoys (private street located just north of Tahoma).
Tahoe Cedars Property Owners’ Association (Tahoma): property owners in the Tahoe Cedars Tract have a deeded easement to travel down the driveway at Water’s Edge Condos (across Hwy 89 from Pine Street) and access the beach and pier. The association controls 21 buoys in the buoy field (Must live between First St, south side of Pine Street, Cedar (park boundary), east side of Tenth Avenue, and Highway 89).

Truckee
Martis Camp: Beach Shack with private beach and amenities located on the North Shore of Lake Tahoe.
Tahoe Donner: the Beach Club Marina at Donner Lake, including beach access, pier, picnic area.
Golf Courses
Martis Camp: 18 hole Tom Fazio Championship Golf Course
Tahoe Donner: 18-hole PGA rated golf course & driving range
Old Greenwood: 18 hole Jack Nicklaus Signature Golf Course
Schaffer’s Mill: 18 hole par 71 Johnny Miller/John Harbottle Championship Golf Course
Lahonton: 18 hole championship golf course designed by Tom Weiskoph

Northstar: 18 hole golf course, 6,781 yards, 4 tee locations, and a 72.4 NCGA rating available for members of the NPOA and public.
Tahoe Mountain Resorts Club
Created by East West Partners, the visionaries behind Beaver Creek in Colorado includes the Village at Northstar, Northstar Highlands featuring the Ritz-Carlton and Old Greenwood and Gray’s Crossing. Owners of each community have access to membership in the Tahoe Mountain Club which gives them special privileges and exclusive use of the amenities including the use of 2 golf courses, a ski-in/ski-out restaurant at Northstar, and a private club in Northstar Village.
Ski-in-Ski-Out
There are only a few North Lake Tahoe/Truckee ski areas with Ski In-Ski Out properties. It also depends on how you define Ski In-Ski Out. Here are two categories:
- A truly Ski-in Ski-out property means that guests can walk out the door, put on their skis and ski either onto a ski run or ski to a lift and they can also ski from the top of a lift back to their door.
- A broader definition, used for many condominium properties, is that the property borders the ski area and guests can either ski from the edge of the property to a lift, or a ski run and then ski back to the edge of the property.
In the first category there are very few possibilities at the following ski areas;
- Northstar: This ski area offers the most Ski In-Ski Out possibilities. Some of the homes in the Big Springs neighborhood are Ski In-Ski Out. On the mountain there are several new Ski In-Ski Out high quality developments near, and some connected with, the Ritz-Carlton Lake Tahoe: Stellar Residences; Martis 25, for home-sites and new custom homes; Constellation Residences for luxury condominiums, The Ritz-Carlton Residences Lake Tahoe for luxury hotel condominiums; and for townhomes, Home Run, Trailside Loop and Stellar Townhomes. - Olympic Valley: A few homes in the Granite Chief neighborhood but they do not come available very often.
- Tahoe Donner: A very few homes border the Tahoe Donner downhill ski area and only come available occasionally.
- Donner Summit: To the south of Interstate 80 on Old Hwy 40 are these two ski resorts that have some Ski In – Ski Out homes and condominiums;
- Sugar Bowl: Again only a few homes in and around the ski area that do not come available very often.
- Donner Ski Ranch: There are a few slope side and base area condominiums that come available occasionally.
- Homewood: The Homewood Mountain Resort Ski Area Master Plan, that is in development will offer some home-sites that are truly Ski In-Ski Out.
In the second category there are a number of good possibilities in these condominium projects at the following ski areas;
- Northstar: Northstar Village, and a few of the older condominiums in the surrounding neighborhoods.
- Olympic Valley: Squaw Valley Lodge, Village at Palisades Tahoe and Resort at Squaw Creek.
- Tahoe Donner: Ski Bowl Condominiums
Homewood Mountain Resort: will be a semi-private ski resort and season passes will be available ONLY for owners of the Homewood Mountain Resort residences and to locals who live in some West Shore homeowners associations. To see a possible list of those HOAs sign up for my Tahoe Insider’s Guide.
HOA with Amenities
North Shore
Carnelian Bay: Vista Pines HOA with pier and beach.
Agate Bay: Agate Pier and Swim Club: pier, pool, tennis courts.
Cedar Flat: Gated lakefront property with a two-level pier and buoy field.
Lake Forest Pier Owners Association: pier and beach at end of Lardin Way in Cedar Flat.
Dollar Point: pool, tennis courts, sandy beach, pier and buoy field.
West Shore
Tahoe Park and Sunnyside: gated Tahoe Park Association Beach with two piers, playground, and picnic area.
Alpine Peaks Residents Association: Snow removal, tennis courts, and parking pass for Sherwood (Alpine Meadows) lot.
Tahoe Pines: Sandy beach with pier.
Skyland: Private pier and beach (also in Tahoe Pines)
Tahoe Swiss Village: small neighborhood named after some of the famous passes in the Swiss Alps located in the north part of Homewood. Approximately eighty properties in the neighborhood with a variety of setting: Split Lakefronts, Flat to uphill lots. Approximately 1 mile to the Homewood Ski Resort. Mandatory Private Homeowners Association with gated lakefront beach area 2 piers and ~ 70 buoys
McKinney Shores: 93 Properties (Single Family Homes) located on the following streets: Hwy 89 S starting at the North end of McKinney Drive and ending at the South end of McKinney Drive and Hwy 89S McKinney Drive Meadow Road (Part of Meadow Road from Hwy 89 S to McKinney Dr) Quail Creek Road Ellis Road. Two private piers, a buoy field, a private beach, and kayak racks.
Chamberlands Beach and Mountain Club (CBMC): Limited to property owners west of Highway 89 in Chamberlands. Membership includes private beach access, seasonal shuttle buses to the beach, snow plow service, social events and other community events. Chambers Landing Recreation Association (CLRA): provides access to the pool and tennis courts but not the private beach.
Chambers Landing Home Owners Association (CLHOA): limited to property owners of the condominiums and includes private beach access, buoy access and access to the pool and tennis courts.
Moana Circle: approximately 33 parcels (single-family) and 9 lakefront /waterfront properties. McKinney Creek separates the Moana Lakefront HOA area and the Chambers Landing public beach area, pier, and common area HOA Buoys.
Tahoe Cedars Property Owners’ Association (Tahoma): Must live between First St, south side of Pine Street, Cedar (park boundary), east side of Tenth Avenue, and Highway 89. Property owners in the Tahoe Cedars Tract have a deeded easement to travel down the driveway at Water’s Edge Condos (across Hwy 89 from Pine Street) and access the beach and pier. Truckee
Glenshire and Devonshire: amenities offered in this area, such as a small lake with trails, parks, a clubhouse, swimming pool, tennis courts, convenience store and equestrian center.
Sierra Meadows: offers homeowner’s amenities such as a clubhouse, a heated pool, a volleyball court and tennis courts, on an acre of park land with picnic tables and barbeques.
Tahoe Donner: The Tahoe Donner Home Owner’s Association manages an incredible selection of amenities, including: the Beach Club Marina at Donner Lake, an equestrian center, an 18-hole PGA rated golf course & driving range, hiking & biking trails, a private campground, a world class cross country ski center, a downhill ski area with a snow play area, 11 tennis courts, the Trout Creek Recreation Center (a state of the art fitness center) which includes 2 swimming pools, Jacuzzis, a sauna, a steam room, a workout room, and they manage the very popular The Lodge Restaurant.
Northstar: The NPOA Home Owners Association which includes the golf course, a door-to-door shuttle bus service, a recreation center which includes a family pool and splash pad, lap pool, fitness center, hot tubs, arcade and media room, tennis and pickleball courts, a playground, grassy areas for picnic, and a concession stand.
General
Olympic Valley: Village including restaurants, shops, and galleries, year-round events, world class ski resort and access to hiking and biking trails in summer.
Alpine Meadows: small park and swimming hole for residents
