With its unanimous approval on January 20, 2015, the Town of Truckee Planning Commission forwards the Joerger Ranch Specific Plan to the Town Council for final review and approval which includes adoption of site plans and maps, and certification of an environmental document. The plan outlines the vision and goals for the project, proposed land uses and development standards within the Planned Community as well as transportation and infrastructure. Strategic objectives include economic diversification, regional business clustering and open space protection. “The plan serves as a tool to guide development in a manner that is consistent with Town [of Truckee] planning and policy documents including the General Plan, the Trails and Bikeways Master Plan, and the River Revitalization Strategy,” quoted from the Joerger Ranch Specific Plan. “No development or projects are proposed at this time,” according to the Sierra Sun.
The approximate 67 acres of the plan area are divided into the following zoning classifications:
• Open space 20.9 acres
• Regional commercial 16.3 acres
• Business innovation zone 11.2 acres
• Manufacturing/industrial 9.5 acres
• Lifestyle commercial 4.7 acres
• Multi-family residential 4 acres
The complete Sierra Sun article can be reviewed on its website. One Truckee resident reportedly told the commission that “with this zoning you are choosing to endanger us—to threaten our safety and security.” Really?
The Joerger Ranch Specific Plan can be located on the Town of Truckee website. If you have no interest in reading the entire plan, the introduction to the plan is quite informative and provides a good overview of the plan along with a map.
